This can be a little confusing, and there’s a lot of conflicting information out there! If you are extending the footprint of a building and no new service lines or change of access is proposed, then you aren’t likely to require one. If you are making any of those changes, though, then you will need to present a tree survey report along with your plans. This will need to cover trees on and adjacent to your site, along with those that stand within 15 metres of any new building, new service line or new access.
In the case of new buildings, tree surveys are required of all trees on the site and within 15 metres of the boundary.
As a general rule of thumb, commercial tree surveying should be carried out at least once every two years. This is so that all the information you have regarding a tree is relatively up to date, and any action can be taken with full confidence. If you ensure that a tree safety survey is carried out on a regular basis, then you should be covered in the event of any accidents too.
It does depend on your situation. It is a legal necessity during the planning application process for many kinds of development projects. For business owners, it is also necessary to fulfil your duty of care obligations under the Occupiers Liability Act to prevent injury.
